  • Residential tenancies

    Setting and reviewing the rent, notice to quit, inventories of condition, tenant repairs, fitness of the property: the firm acts for landlords and for tenants, never for both in the same matter.

  • Commercial leases

    A commercial lease often underpins the business itself. Term, renewal, assignment, permitted use and compensation on eviction all call for a close reading of the contract before any decision is taken.

  • Ending a lease

    Termination is subject to strict conditions of form and timing. A defective notice has no effect: the firm checks that it is valid before it is served, or has it set aside.

  • Rent arrears

    Faced with arrears, a landlord has several routes, from formal notice to termination through the courts. The firm chooses the one that offers the best prospect of actually recovering the money.

  • Rental deposits

    Returning the deposit is a frequent source of dispute at the end of a tenancy. The check-in and check-out reports are the decisive evidence: comparing them is where the analysis begins.

  • Co-ownership

    Challenging a decision of the general meeting, unpaid charges, works to common parts, disagreement with the managing agent: the firm acts for individual co-owners and for co-ownership associations.

  • Neighbour disputes

    Noise, overlooking, planting, encroachment, water run-off: an actionable nuisance has to be proved as much as defined. The firm gathers the evidence needed to establish it.

  • Construction and defects

    Poor workmanship, late completion, work not matching specification, defects affecting the soundness of the building: the firm acts for owners in dispute with a builder or contractor.
